Redefining what it means to be a Full Service Agent!

In today's competitive marketplace, a qualified Real Estate Agent is more important than ever before. Gone are the days of putting a sign in the yard, your listing in the MLS, and waiting till an offer comes along. Consumers are becoming more educated about what to buy and how to buy. But unfortunately, most agents are not keeping up with that advancement. Thanks to the overkill of Home-Based Reality shows (i.e. Flip This House, Design to Sell, House Hunters) several elements of the home selling process are now more important than ever before. From staging your home, to offering the right buyer incentives, to marketing the home effectively, agents can do a lot to actually screw up the sale of your home!

There are three main areas of the selling process that I focus on in great deal with my clients. Those areas are:

1) Pre-listing Preparation - Consisting of an In-depth Price Review and market analysis, staging tips and recommendations, target market analysis, and Financial Overview.

As technology evolves, it's becoming more difficult for seasoned agents to adapt their methods of marketing to fit today's consumer. It's been shown that up to 92% of home buyers first discover their future home online. So why are some agents spending their advertising dollars on less effective marketing tools such as newspapers, builder magazines, and local channel television shows? I conduct one of the strongest online marketing campaigns in the area and also include a targeted direct mail campaign to reach the audience most likely to influence the sale of your home.

3) From Contract to Closing - Outlining Contract Negotiation, Inspection Negotiation, Buyer Follow-up, Seller Resolution, HUD Statement Review, Official Closing, and Post-Closing Follow Up.

An accepted offer on a property is never a "done deal". It's important that an agent oversees the progression of the buyer from inspection, to obtaining financing, to successfully attending the closing.
